Commercial Energy Performance Certificate (CEC)

If you are renting, selling or leasing a commercial property you must have an Energy Performance Certificate (EPC) in place by 04/01/09. The Energy Performance Certificate (EPC) must be fixed to the building and will be valid for a period of up to ten years (subject to not being sold or rented in that time). New buildings must have an Energy Performance Certificate (EPC) in place on completion. It is the property owners responsibility to ensure this is in place and it is the responsibility of the Local Authority to enforce the legislation. Fines of up to 12.5% on rateable value will be issued if the energy performance certificate is not in place.

England & Wales
On renting, sale or lease of a commercial building all properties will require a Commercial Energy Certificate (CEC), Public buildings will require a Display Energy Certificate (DEC). Implementation of this will be staged as follows :

Floor area over 10,000m2                                      6th April 2008
Floor area over 2,500m2                                       1st July 2008
Floor area over 50m2                                            1st October 2008
Properties marketed before 6th April or 1st July      1st October 2008
