Scotland
If you are selling a domestic property you must have an Energy Performance Certificate (EPC) in place by 04/12/08. Rented properties must have an Energy Performance Certificate (EPC) by 04/01/09. The Energy Performance Certificate (EPC) will be valid for a period of up to ten years (subject to not being sold or rented in that time). New buildings must have an Energy Performance Certificate (EPC) in place on completion. It is the property owners responsibility to ensure this is in place and it is the responsibility of the Local Authority to enforce the legislation.

England & Wales
Domestic properties in England and Wales require an Energy Performance Certificate (EPC) when a property is sold, rented or built. As a homeowner you must provide the Energy Performance Certificate (EPC) as part of the Home information Pack. Builders need to provide the Energy Performance Certificates (EPC) on new builds as of 6/4/08 and Landlords will have to provide an Energy Performance Certificate (EPC) to prospective tenants from 1/10/08.
